Our Marketing Plan...


There is a logical sequence of events we will follow in marketing your property.  This schedule will give you an overview of the services we will provide.

HOW TO GET STARTED

1.      We will meet with you prior to placing your home for sale. Our goal at the first meeting is to provide you with your moving options, based on your need or desire to sell.

2.      Together we will establish a sales price based upon:

                                                               i.      Research of comparable properties 

                                                            ii.      Consideration of current local market conditions.

                                                            iii.      Reasons for selling and priority of sale. 

3.      Help you estimate your probable net proceeds.

4.      Explain our "agency relationship," and our fiduciary duty to you.

5.      Advise you and make suggestions on what you can do to make your property more saleable, including a property staging service at no charge if needed. 

6.      Explain all listing documents and the ramifications of the purchase contract you shortly receive.

7.      Orient you to the home inspection process and how this is to your benefit, before, during and after the sale.

8.      Order a TeamWeymouth "FOR SALE" sign to be placed prominently on the property, or work with your needs for private showings.

9.      Develop a flyer/brochure highlighting the features and benefits of your home for cooperating agents to use with their potential buyers.

10.  Put a "lock box" on the property to facilitate the showing process if needed.

11.  Promptly submit your home to the Local Multiple Listing Service and customize the remark section to maximize the appeal to cooperating agents.

12.  Order a virtual tour for your property so that potential buyers can view it over the internet.

13.  Market your property through a myriad of channels such as the traditional targeted mass mailings, newspaper and magazine ads, as well as through our former client database and public open houses, but also through newer non-traditional avenues such as mass e-mails programs to local and out of the area Real Estate agents, and customized exposure across the web on top national sites like ®REALTOR.com, HomeGain.com, RealEstateABC.com, Microsoft MSN Home Advisor, Yahoo Real Estate, and our own TeamWeymouth website.

14.  Assist in getting as many qualified buyers as possible onto your property to help facilitate the sale of your property at it´s maximum sales price.

15.  Promote your home not only to our office sales staff but to other Real Estate offices and Realtors in the area.

16.  Place your property on Broker Tour so that other Realtors can tour your property and offer their opinions.

15.  Check with local Real Estate offices relocation departments for possible buyers transferring into this area..

16.  Effectively communicate to you in a timely manner the results of our activities. 

17.  The inevitable result of these activities is the sale of your property at its
